What is SP Interlock®?

SP Interlock® is a reactive, single-component, water-based sealer for concrete and masonry. Unlike surface sealers that form a film on top of concrete, SP Interlock® penetrates into the open pores and reacts with the alkali and calcium ions already present in the slab — turning into a permanent, stone-hard gel inside the substrate. It seals from the inside out, fills hairline cracks, and pushes contaminants to the surface.

It’s particularly effective against the three concrete problems most common in Hawaiʻi: salt damp, mold/mildew, and algae

How It Works

When sprayed on a concrete surface, SP Interlock® soaks deep into the substrate. On contact with alkali and calcium ions inside the concrete, it solidifies within 8 seconds into a cold permanent gel. The gel expands in all directions, filling pores and hairline cracks, emulsifying oil, acid, and other contaminants and pushing them out to the surface. Over the following 30–90 days, the gel hardens to a stone-like density — sealing the concrete permanently from the inside.

Because the action is internal, the surface is walkable immediately after penetration.

What It Will NOT Do

SP Interlock® will not stop hydrostatic pressure. For pressurized water intrusion (e.g., active groundwater pushing through a basement wall), the issue must be resolved at its source first — drainage, slope, or membrane — and SP Interlock® applied as part of the broader system.

A penetrating reactive sealer. The active reaction happens inside the concrete, not on top of it. That’s why it doesn’t peel, scuff, or chalk — there’s no surface film to fail.

By sealing the capillary structure of the concrete from the inside, water (and the salts dissolved in it) can no longer wick up through the slab to the surface. Salt damp is largely a moisture-transport problem; cut the moisture and you cut the damp.

On a treated slab, yes — algae and mold need surface moisture to grow, and SP Interlock® dramatically reduces moisture migration to the surface. Existing growth should be cleaned before application
